Are you an experienced Commercial Manager with a strong background in capital projects, commercial management and procurement? We are seeking a candidate with experience leading Quantity Surveying teams, managing the commercial and financial aspects of major works programmes, and driving value through effective procurement and contract management.

This is an exciting opportunity to join a major housing service, reporting into senior leadership and taking ownership of a high-profile portfolio of M&E commercial, projects and major works programmes.

As a Commercial Manager, you will take ownership of the commercial and financial management of a significant capital projects and major works portfolio. Working closely with Quantity Surveyors, contractors and senior stakeholders, you will oversee procurement activity, commercial performance, cost control and contract delivery to ensure projects are delivered on time, within budget and achieve maximum value for money. Ideally, you will hold RICS accreditation or possess substantial experience operating within a Quantity Surveying-led environment.

You will work closely with third-party providers, manage commercial performance and oversee specialist Quantity Surveying functions across a significant housing portfolio.

Your Role as Commercial Manager:

  • Lead the commercial management of capital projects, major works and construction-related programmes.
  • Manage and support a team of Quantity Surveyors, ensuring robust cost management, forecasting and financial controls.
  • Oversee procurement activity, contract negotiations and commercial evaluations to secure value for money.
  • Provide commercial oversight of project budgets, spend profiles, variations and contractor performance.
  • Ensure effective contract management across a diverse portfolio of capital and planned investment programmes.
  • Monitor financial performance, identify efficiencies and drive commercial improvements.
  • Build strong relationships with contractors, consultants and internal stakeholders to support successful project delivery.
  • Provide strategic commercial advice to senior leadership on procurement and investment decisions.

Your Previous Experience as Commercial Manager:

  • Significant experience managing the commercial and financial aspects of capital projects, major works or construction programmes.
  • Experience leading, managing or working closely with Quantity Surveying teams.
  • Strong understanding of procurement, commercial governance, contract negotiations and financial management.
  • Track record of delivering value for money, cost savings and commercial efficiencies across large-scale projects.
  • Experience managing contractor performance, project costs, variations and commercial risk.
  • Ideally RICS qualified, although equivalent relevant experience will also be considered.
  • Strong stakeholder management skills with the ability to influence at senior level.
