Job Advert: Project Manager (Building Works)
Location: North London Local Authority (3-4 days on site, 1 day working from home)
Day Rate: £475 – £500 per day (Inside IR35)
Contract Length: Initial 6 months
Interview Date: Monday, 14th April 2025
About the Role
We are seeking an experienced Project Manager (Building Works) to lead the development, planning, and execution of a complex housing refurbishment scheme for a North London Local Authority. This role involves overseeing the transition phase, including mobilisation and demobilisation of key service providers for repairs, maintenance, and planned works. The successful candidate will ensure projects are completed on time, within budget, and to high-quality standards, in full compliance with TPC contractual requirements.
Key Responsibilities
- Manage all project processes to ensure outcomes align with TPC contractual and regulatory requirements.
- Lead multi-disciplinary teams of consultants and contractors in executing building works contracts.
- Engage with key stakeholders throughout project development to ensure alignment and compliance.
- Oversee resident engagement and leaseholder consultation requirements in project planning and delivery.
- Manage project finances and ensure adherence to agreed Task Orders.
- Prepare reports and updates for governance approvals and public consultations.
- Identify, manage, and mitigate risks while implementing Safe Systems of Work.
- Maintain Risk and Opportunity Registers and oversee performance monitoring.
- Lead dispute resolution and escalation processes in the best interest of the Council and stakeholders.
Requirements & Qualifications
- Proven experience in project management within a commercial property or construction environment.
- Strong background in managing contracts and projects across multiple disciplines.
- Expertise in housing, commercial, and retail construction projects.
- Excellent interpersonal, communication, and stakeholder engagement skills.
- Ability to work under tight deadlines while ensuring best-value outcomes.
- Advanced proficiency in Microsoft Word, Excel, Visio, and Project.
- Knowledge of SAP, MS Project, Property and GIS databases, Northgate (training provided), and CRM systems.
- Understanding of Asbestos Regulations and housing legislation related to repairs and maintenance.
- Degree-level education in a related field and/or relevant Project/Construction Management qualification.
- Experience working for a social housing landlord within a local authority or housing association.
