Commercial Asset Manager
3 Months interim contract

A brilliant opportunity to support a vibrant borough in East London and assist with the strategic management of the Council’s commercial property portfolio of approximately 150 commercial properties, identifying opportunities to increase rental income and to minimise costs, while meeting the Council’s broader objectives.
 
Your role as a Commercial Asset Manager:

  • Full responsibility for managing part of a diverse commercial property portfolio and undertake a range of associated professional work, including inspections, valuations, lettings, rent reviews, lease renewals, options appraisals and dispute management
  • Review and monitor property accounts, with a view to maximising rental income, taking corrective action in respect of voids/debtors as necessary
  • Undertake or act as informed client on rent reviews; manage dispute resolution processes including third party applications for arbitration or expert determination
  • Reporting, managing, and ensuring compliance with any relevant rules and regulations, the Council’s Health & Safety and Statutory Compliance policies are followed for all commercial properties
  • Collaboratively work with the Senior Commercial Asset Managers & Principal Surveyors to develop strong working relationships with other Council departments, such as Finance, Legal Services and Regeneration
  • Deal with a wide range of landlord and tenant issues including applications for licence to assign, sublet, deeds of variation, application for change of use and deal with breaches of covenant

 
Essential requirements to fulfil the role of Commercial Asset Manager:

  • Member of the RICS on Valuation or Commercial Property pathways, or currently working towards qualification
  • Significant commercial property management experience
  • Track record of negotiating and working well with professional consultants and external contractors
  • Knowledge of financial, legal and planning processes/regulations in relation to commercial property management in England and other relevant commercial property legislation
  • Understanding of landlord/tenant issues in commercial property including landlord consents, service charges and claims
