Contract Manager
£500 p/d (inside IR35) 
4 Month interim contract – high chance of extension
North London Local Authority
Hybrid working – on-site presence required 2-3 days per week

Reporting into the Head of Repairs and reporting directly into the senior leadership team, you will be responsible for the effective delivery and performance management of the General Build contract, covering Responsive Repairs, Void Property Works, and Minor Planned Works.

About the Contract Manager role:

  • Lead and manage the end-to-end delivery of the Responsive Repairs, Voids, and Minor Planned Works contracts, ensuring contract compliance, performance targets, and continuous improvement.
  • Monitor and manage a substantial repairs and maintenance budget (~£14m), ensuring spend is within profile and supports best value.
  • Take the lead on disrepair cases, managing liaison with Legal Services, ensuring compliance with the Housing Disrepair Protocol, and representing the organisation in legal proceedings where required.
  • Manage Section 20 leaseholder consultation processes, liaising with Leasehold Services and preparing necessary documentation for tribunals.
  • Act as a deputy to the Head of Service when required, representing the service at internal and external forums, including occasional out-of-hours commitment.

 
Your previous experience as a Contracts Manager:

  • Proven track record in managing complex repairs contracts within a local authority or housing association environment.
  • Experience within a Housing Association or Private sector is favourable
  • Strong experience in contract governance, budget control, and performance management of high-value repairs and maintenance services.
  • In-depth knowledge of disrepair legislation and experience handling legal proceedings, including acting as an expert witness.
  • Excellent leadership and team management skills, with a focus on service delivery, resident satisfaction, and continuous improvement.
  • Experience of working within the regulatory and compliance framework governing social housing.
