Voids Repair Manager
Up to £47.12 per hour – Inside IR35
South West
6 Months Initially
Hybrid (minimum 2 days in the office)

Regular site visits to empty and occupied properties across the borough.

Reporting into the Head of Property Services, you will be an experienced Voids Repairs Manager, responsible for overseeing the repair of empty properties and the delivery of minor aids and adaptations across the Council’s housing stock.
This role is key to ensuring homes are relet quickly, safely, and to a high standard, while maintaining a strong focus on tenant satisfaction, service improvement, and partnership working.

About the Voids Repairs Manager role:

  • Managing the repair and relet of vacant properties in line with the Vacant Property Relet Standard, ensuring minimal disruption to tenants and neighbourhoods.
  • Delivering minor adaptations to improve everyday living for tenants, in accordance with service standards.
  • Managing and monitoring budgets for voids and adaptations, ensuring expenditure is controlled within delegated authority and Council financial regulations.
  • Ensuring all building works comply with Health & Safety legislation and CDM regulations.
  • Coordinating pre-void surveys, repair scheduling, post-inspections, and specialist surveys (EPCs, asbestos, structural surveys) to maintain high standards.
  • Maintaining accurate stock records, Welcome Packs for new tenants, and tenant satisfaction surveys to support business planning and continuous improvement.
  • Engaging with tenants, local communities, partner organisations, and councillors to support service development and address housing challenges.

 Your previous experience as a Voids Repairs Manager:

  • Experience managing staff and allocating workloads effectively (minimum 2 years – Essential).
  • Proven experience managing budgets, contractor performance, and expenditure.
  • Strong technical knowledge of construction health and safety, CDM regulations, planning, and building control legislation.
  • Familiarity with housing legislation, void management, and tenant-focused service delivery.
  • HNC in Construction (or equivalent experience) and a full UK driving licence.
  • Exposure to physically demanding or confined spaces, hazardous environments, and potential verbal confrontation with residents.
  • Ability to manage multiple priorities and work under pressure in a customer-focused environment.
