Senior Surveyor – Voids & Repairs

We are seeking an experienced Senior Voids & Repairs Surveyor to lead on the efficient turnaround and quality assurance of void properties within a high‑demand Social Housing environment. This role sits within a progressive North London Local Authority and requires someone capable of driving performance, ensuring contractor accountability, and improving property standards at scale.

Reporting to the Assistant Director, you will take ownership of void surveys, technical inspections, SOR pricing, quality control, and compliance—ensuring all properties are returned to a high‑quality, safe, and lettable standard quickly and cost‑effectively.

 

Key Responsibilities:

  • High‑Volume Voids Case Management: Manage a busy caseload of 50–60+ voids, ensuring rapid turnaround and no delays in the re‑letting process.
  • SOR Pricing & Specifications: Produce accurate Schedules of Rates (SOR), detailed specifications, and cost‑effective scopes of work to guide contractors and maintain budgetary control.
  • Technical Inspections: Carry out void, repairs, and pre-/post‑works inspections, including addressing damp and mould, disrepair, HHSRS, and general property condition.
  • Quality & Compliance Oversight: Ensure all works meet lettable standard, statutory requirements, safety regulations, and local authority policies.
  • Contractor & Stakeholder Management: Work closely with repairs teams, contractors, and senior managers to ensure works are completed on time, to standard, and within agreed costs.
  • Performance & Process Improvement: Identify inefficiencies in the voids process and contribute to continuous improvement and best‑practice delivery.

  Experience & Requirements:

  • Extensive Social Housing Experience: Strong background in Voids, Repairs, and Property Services within Local Authorities or Housing Associations.
  • SOR (Schedule of Rates) Expertise: Demonstrable experience creating, validating, and negotiating SOR‑based works.
  • Technical Knowledge: Skilled in diagnosing damp & mould, building defects, disrepair, and common housing‑related issues.
  • Qualified Professional: Holds an HND / HNC in Surveying or equivalent. (RICS not essential.)
  • Senior‑Level Delivery: Minimum 4–5 years in a similar role, with proven success managing high‑volume voids programmes and delivering “ready‑to‑let” properties at pace.
  • Performance‑Driven & Collaborative: Able to work autonomously while contributing to wider strategic objectives.
