Reporting into the Project Team Development Manager, you will be responsible for the delivery of new-build housing schemes within the New Homes Development team, supporting the council’s ambitious affordable housing programme.

About the Project Manager role:-

• Responsible for delivering up to three new-build housing projects at any one time, each valued between £20m–£50m, across all RIBA stages.
  • Lead and manage multi-disciplinary project teams of up to 25 professionals, including architects, consultants, Employer’s Agents, contractors, and development partners.
  • Accountable for cost, quality, programme, and risk management, ensuring projects meet agreed milestones and governance requirements.
  • Manage project budgets, funding streams, financial forecasting, and viability appraisals, ensuring strong value for money outcomes.
  • Prepare gateway reports, change control requests, and performance reports, including monthly reporting via Power BI.

Your previous experience as a Project Manager:-

• Proven experience delivering residential development or construction projects through all RIBA stages, ideally within a local authority or public-sector environment.
  • Experience managing multi-disciplinary project teams and complex stakeholder relationships.
  • Strong financial management experience, including budget control, viability modelling, and funding management.
  • Good working knowledge of construction, planning policy, and relevant contracts.
  • Excellent communication skills, with the ability to produce clear reports and engage confidently with senior stakeholders and residents.
