Interim Asset Manager
Location: Greater London / Home Counties (On‑site required)
Contract: Interim (initial 3 months, potential for extension)
Day Rate: £550 per day (Inside IR35)
I am working with a Local Authority who are seeking an experienced Interim Asset Manager to support the operational and strategic management of their diverse portfolio of land and buildings.
This opportunity requires a commercially minded, technically strong property professional who can lead on all aspects of asset management, deliver high‑quality advice, and drive value across the estate through proactive and data‑driven decision‑making.
About the Interim Asset Manager role:
- Lead on operational asset management across the council’s property portfolio, initiating value‑added opportunities to maximise revenue and optimise performance.
- Support the development and implementation of the Council’s Asset Management Strategy and forward plans.
- Carry out and commission property surveys, valuations, and inspections, producing detailed, accurate professional reports for senior officers and Members.
- Manage landlord and tenant matters, including negotiating Heads of Terms, lease renewals, rent reviews, new lettings, and other complex tenancy issues.
- Oversee acquisitions and disposals, undertaking full due diligence, financial assessments, and transactional management.
- Produce high‑quality options appraisals to inform decisions on investment, disposal, rationalisation, or redevelopment of assets.
- Maintain and develop the corporate Asset Management System, ensuring data integrity and producing regular management information.
- Monitor compliance, statutory responsibilities, and property performance across the estate, ensuring robust governance and risk management.
- Provide specialist consultancy advice on valuation, property, regeneration, and commercial matters to senior leadership.
Your previous experience as an Interim Asset Manager:
- Strong background in commercial property or public‑sector estate management.
- Demonstrable experience managing a mixed commercial portfolio and handling complex landlord/tenant matters.
- Proven ability to deliver valuations, appraisals, and professional reports to support high‑level decision‑making.
- Track record of successfully managing acquisitions, disposals, and strategic asset initiatives.
- Excellent understanding of property legislation, valuation standards, statutory compliance, and commercial negotiation.
- Confident communicator with the ability to influence and advise senior leaders and Members.
- Highly analytical, hands‑on, and solutions‑focused with strong commercial awareness.
- Professional qualification (e.g., RICS) desirable but not essential.
Desirable:
- Experience in Local Government or wider public‑sector estate management.
- Knowledge of regeneration, development feasibility, or strategic estates planning.
- Familiarity with asset management systems and property data processes.
