This role is focused on the end-to-end delivery of a substantial portion of the Housing Capital Programme, overseeing an annual investment of approximately £10m.

About the Senior Project Manager role:

  • Lead Programme Delivery: Project manage a major £10m annual capital programme, ensuring all works are delivered on time, to specification, and within strict financial profiles.
  • Contract & Governance Management: Oversee contract governance and performance manage contractors and technical consultants through regular operational reviews and robust monitoring.
  • Asset & Data Integrity: Manage the flow of essential asset data (FRA, asbestos, stock condition) to contractors and ensure stock condition systems are updated post-completion.
  • Stakeholder & Tenant Engagement: Lead the consultation process for residents, including attending evening meetings and managing the tenant monitoring steering panel to support vulnerable residents during works.
  • Regulatory & Statutory Compliance: Manage the Section 20 consultation process for leaseholders and ensure all works comply with CDM 2015 regulations and corporate Health & Safety procedures.

 
Your previous experience as a Senior Project Manager:

  • Capital Programme Expertise: Proven track record of managing large-scale housing capital works (£5m+) within a local authority or social housing environment.
  • Technical Knowledge: Deep understanding of building pathology, stock condition data, and statutory requirements such as FRA, Asbestos, and CDM.
  • Contract Management: Skilled in managing JCT, NEC, or similar term partnering contracts, including managing Snagging and Latent Defects.
  • Leasehold & Planning: Familiarity with the Section 20 consultation process and navigating planning application workflows within a municipal setting.
  • Professional Qualification: Degree in Surveying, Construction Management, or a Project Management qualification (Prince2/APM) is highly desirable.
