My client is a small registered provider (currently) operating within a London Borough with a focus primarily on providing housing for older people.

They have a friendly client group, newly refurbished / modernised offices, a collaborative and flexible approach to work, as well as a genuine desire to make a difference.

They have taken a pro-active approach to providing new homes within the borough by committing to create their own development pipeline using their own sites, land and opportunities.

They have secured investment partner status with the GLA and wish to support the Mayor of London's aspirations in the delivery of smaller' sites to meet the current housing demand.

This new post will be the first development position, created to lead on and deliver the development aspirations. The successful candidate will play an integral part in shaping and delivering the new build projects, co-ordinating the projects team and ensuring the agreed outcomes are delivered to the required quality standards.

As this is a new role, there is no formula to follow - they will encourage you to create and innovate; they will support you in learning / training to deliver this new role, if and as necessary.

Working with and alongside the Chief Executive and other senior staff some of the responsibilities of the role include:
• Identify and appraise new business opportunities
• Project manage schemes from inception through to completion
• Create (new) development policies and procedures that ensure compliance with GLA and / or requirements
• Monitor scheme cost expenditure against the scheme approval budget
• Draft progress papers for Senior Management Team and / or Board
• Attend site meetings, snagging, handover and end of defects liability period inspections
• Liaise with the Clerk of Works to ensure build quality is maintained during the contract
• Respond to and resolve any post-completion queries, routine defects and potential latent defects, as reported
• Provide information on rents and service charges to housing management
• Develop and maintain a knowledge of the GLA grant claim submission process, utilising the OPS (open project system)
• Submit GLA grant claims and claims for other public subsidy

Suitable candidates should be able to demonstrate some and / or several of the following qualities:
1.Strong negotiating and influencing skills
2.User of Microsoft Office e.g. Word, Excel and Outlook
3.Ability to (easily) pick up other software packages
4.Excellent verbal and written communication skills
5.Flexible approach
6.Communication skills that are appropriate to audience
7.Contract management

The following would be taught through training, if not currently experienced:
1.Knowledge of SDS ProVal or similar modelling software
2.GLA open project system
3.Basic health and safety knowledge
